温哥华两成公寓业主为投资客



据加拿大按揭及房屋公司(CMHC)周五发表的最新报告显示,温哥华与多伦多约五分一的柏文业主,看好柏文未来升值潜力,他们除拥有自住单位以外,还另外至少买入一个单位以作投资用途。 

该项2013年柏文业主调查(Condominium Owners Survey)报告表明,在温市和多伦多,17.1%柏文业主除拥有自住单位,还另外至少拥有一个单位用来出租。

这是CMHC首度调查以上两大城市柏文业主的房地产投资概况。

CMHC首席经济学家杜根(Bob Dugan)表示,以前并没有针对温哥华或多伦多柏文市场的投资数据。

逾半属长线投资

值得注意的是,接近三分二的出租柏文单位业主,已经至少支付20%首期或完全毋须贷款。

此外,只有11.9%业主表明,他们希望在一年内出售名下第二个物业获利;但有58.4%表示,他们会长期持有第二个单位至少5年。

以上调查在2013年8月和9月展开,共访问了42,426个本身在温哥华或多伦多居住的柏文业主。
