溫哥華的朋友們,如果你或者你認識的人在最近買房子遭遇multiple offer(多個買家搶一個房子)的情形,你並不是唯一的一個。今年春天,對於好多買家來說這已經是一個趨勢了。


正如之前所說的,今年春季的低按揭貸款利率是一個重要原因。雖說如此, 越來越多的借貸限制將出現在高比例的貸款者身上。所謂高比例貸款者,是指那些首付少於20%的貸款人。從2008年開始, 加拿大按揭及房屋公司(CMHC)正在穩步的實行減少貸款風險這個任務。今年4月25號, CMHC公佈它們將對與給第二套房子貸款的人以及自僱人員,如果不能出示正常的足夠的收入證明,它們將不給貸款上保險。這是CMHC在對其內部房屋貸款保險業務做出調整的第一步。


雖然CMHC正在對它的房屋貸款保險進行限制, 另外一些保險公司並沒有跟著做出同樣的動作。 這些變化會使得按揭貸款有了新的挑戰,對於房地產市場應該也會產生一些小小的影響。
