大溫房市逐漸向賣家市場靠近

地產從業人員有一個比較關注的指標是sales-to-active-listings ratio, 中文大概意思是成交量與挂牌數的比例。今年4月,大溫地區房地產市場的這個比例爲19.4%,爲2011年六月來的最高,而去年4月份這個比例才15.7%。

 

這個數字是個什麼概念?BC地產經紀人將此比例在15%-20%的市場認定為均衡市場,買賣雙方勢均力敵;低於15%,則是買家市場了,買家更有談判的籌碼;而高於20%則算是賣家市場。也就是說,在大溫當月全部挂牌出售房屋中,如果高於五分之一的房屋賣掉,那麼市場被認為是供不應求的,賣家更有話語權,也意味著房價有可能升高。四月這個數字已經逼近20%,而五月是否能突破,我們靜觀其變。
